Strata buildings are required to have a 10 year Capital Works Fund Report in place detailing all of the likely significant maintenance and major capital works forecast for the building.
The larger building consultancies produce many hundreds of these reports per year, and most of these reports are little more than an Excel spreadsheet cut and pasted from a similar building.
